5to9 Group is a Los Angeles–based development, general contracting and owner’s representation firm specializing in high-end custom homes, ground-up construction and substantial residential remodels.

Founded by Dorianne Mir, whose experience spans more than 15 years in development and construction, the firm approaches its work with an understanding of the owner’s investment, the builder’s responsibilities and the coordination each requires. Experience across these roles helps us anticipate concerns, evaluate trade-offs and keep decisions aligned with the priorities of the project.

Our structure is intentionally lean, with a selective project load and direct principal involvement from beginning to end. Experienced project leadership, established trade relationships and a custom-built management platform support close coordination and clear accountability across our work in Bel Air, Pacific Palisades, Malibu and the Westside.

Dorianne Mir

Founder · 5to9 Group

Dorianne Mir is a Los Angeles native with more than 15 years of experience in high-end residential construction and real estate development. She founded 5to9 Group, a development and general contracting firm focused on design-driven, architecturally significant homes, and oversees its custom builds throughout Los Angeles, Malibu and the surrounding coastal markets.

Over the course of her career, Dorianne has overseen the entitlement, design, and construction of more than 140,000 square feet of residential projects—either completed or currently under development. Her work spans ground-up new construction, extensive remodels, and hillside developments, often in sensitive coastal and hillside zones that require thoughtful strategy and expert navigation of permitting agencies.

Dorianne’s decision to become a licensed general contractor grew out of her experience as an owner and developer, and a conviction that owners deserve candor, financial transparency and accountability from their builder. Taking direct responsibility for construction allowed her to put those standards into practice.

Dorianne’s dual background as both a developer and builder allows her to bring a uniquely holistic perspective to each project. She is highly skilled in balancing design intent with budget realities, managing timelines, and coordinating seamlessly with architects, consultants, and city agencies. Known for her hands-on approach and meticulous attention to detail, she stays involved from early planning through final delivery.

As a lifelong Angeleno, Dorianne brings invaluable local insight, along with deep relationships across Los Angeles’s design and construction ecosystem. Her leadership is grounded in transparency, integrity, and a relentless pursuit of quality—ensuring every home is as functional as it is beautiful.

Dorianne lives in Los Angeles with her husband, their daughter, and their spirited toy poodle, Mocci, who keeps things lively at home and occasionally on job sites, too.

How we work
01

Direct leadership.

A lean core team keeps communication direct and overhead disciplined. Principal involvement and clear responsibilities help us respond quickly, adapt thoughtfully and stay close to the work.

02

Integrity in practice.

We explain costs, document changes and raise concerns early. Candid communication and careful financial oversight give owners the information they need to make decisions with confidence.

03

Experienced collaborators.

Our project leaders work closely with architects, consultants and established trade partners. Clear expectations and coordinated follow-through support quality from the structure to the final finishes.

Our platform

Our custom
project platform.

We developed our own project management platform around the work that keeps a complex build organized. Budgets, schedules, procurement, RFIs, submittals and reporting connect within one system, giving our team a coordinated view of progress, responsibilities and outstanding decisions.

Automation and AI-assisted workflows support time-intensive tracking and reporting, freeing our team to devote more attention to field coordination, quality and problem-solving. Clients have their own dedicated portal, with access to current project information and a clearer understanding of where the work stands and what comes next.

We continue to develop the platform as our needs and the technology evolve, evaluating new capabilities for their practical value to our team and our clients.
